Neighborhoods with no HOA
Many established St George neighborhoods predate the HOA-everywhere era. Pockets of Bloomington, parts of central St George, and many older Washington City and Hurricane neighborhoods have no HOA at all. The tradeoff is wider variation in how neighbors maintain exterior appearance, parking, and outdoor storage.
Neighborhoods with low HOA dues
Most newer subdivisions have an HOA. Dues vary widely — basic subdivisions with no amenities can run under $50 per month, while master-planned communities with pools, golf, and clubhouses can run several times that.
What HOA dues cover
- Common-area maintenance.
- Amenity center, pool, fitness, pickleball.
- Front-yard or full-yard landscaping in some subdivisions.
- Reserve funding for long-term replacement.
Pros of no-HOA living
- Lower monthly cost.
- Freedom on RV parking, exterior color, sheds, fences.
- No special assessments.

What to verify
Read the full HOA documents before writing an offer. Look for the dues amount, recent special assessments, reserve health, and the specific rules that matter to you (RV parking, short-term rentals, exterior changes).
